It’s raining on my new house and it isn’t waterproofed yet …

 Wet water damaged OSB can start to disintegrate when exposed to moisture and UV rays. If any. My analysis is the OSB has been exposed to the elements and could have issues of moisture and or failure to hold nails as well as microbial production on that material. Our county does not have a building code, and this is in the county. OSB that does get wet will tend to swell and delaminate first at the edges of the boards. This can be a real headache when one intends to install windows or doors with pre-manufactured liners. In such cases, the exact thickness of the walls can complicate final finishing work. Serious Damage from Rain On New Construction Pllywood And Studs Lumber Serious damage can happen to houses under construction that are exposed to long periods of wet weather. Light, dry snow and ice are not nearly as bad as standing water.One of the most common indoor environmental  jobs we work with locally is the growth of mold in a crawl spaces on the underside of the subflooring, floor joists, etc.. I have personally inspected a home that was occupied for 9 months and the moisture content of the OSB subfloor was still 70%. The sad part is this was leftover moisture from the original construction that never had the opportunity to dry out. I was brought into the picture after the occupants moved into this brand new house and became ill, not knowing originally it was from the mold growing under their feet. This problem doesn’t seem to be as much with older homes and wet crawl spaces, although it does happen in the older homes also. It is a problem seen more and more with new construction that had rainy weather prior to the roof being installed and/or sealed up. It seems that contractors are mislead by seeing a dry top surface of the subfloor and then continuing along with finishing the home, eventually placing flooring over the subfloor with no knowledge that it is still soaking wet just under that surface. With the home mentioned above the 3/4″ OSB subfloor was almost 1 1/2″ thick in some places when they tore it up, all due to the absorbing characteristic of the OSB product. I have known of contractors that have sworn off OSB in flooring, they are only using plywood as they had the issue in a new construction project and the price of remediation and the stigma of “mold” put on the house cost them a lot more than the difference in price between the two materials. Plywood is less susceptible to the issue, however it is not a cure if you let the water soak in, it can still grow mold, it’s just less likely to happen in the short time frame it takes for OSB to do so. The only advice we can give is to hire a water damage restoration company who is certified  IICRC for moisture inspection and monitoring in your new construction or contract a water restoration specialist to monitor your building materials if the rains come in contact with them during the construction process. Get the floor dry by a certified water damage expert prior to laying any flooring and you should never have an issue develop.

But snow can be easily removed from the flat surfaces of homes under construction and this should be done as soon as possible after the storm has concluded. Once temperatures rise, the snow will melt and turn into liquid water.

Wood rot can and will start when the moisture content of the wood reaches 20 percent. But wood rot is a slow process where the fungi start to grow and feed on the cellulose in the wood. The wood needs to remain damp and wet all the time for wood rot to advance. It’s much more likely that you’ll start to see mold growth in as little as 48 hours as mold spores are everywhere on your home construction site.

To minimize or eliminate any chance of damage, you need to get rid of the water as quickly as possible. This means the job site needs to be clean. All scraps of lumber, sawdust, etc., need to be off the OSB. The OSB floors should be swept clean each day after work concludes. This debris can trap water and hold it against the OSB.

You want the sides of the stacked lumber exposed to the air but protected so rainfall can’t hit the lumber.

Formerly construction work on an average building went on for 6-9 months and the building materials were usually dried out by natural ventilation by the time the building was finished. Today, however, construction work is very efficient and much faster. This means that dehumidification is required to remove the excess water in the various building materials before the building can be occupied.

When selecting a dehumidifier for drying out a building you need to consider how much water should be removed and how much time you have to do it.

This is actually quite a difficult task. In some cases it is possible to estimate the amount of water in the building materials from tables. Please note that in regards to drying out a newly constructed building it all comes down to the specific building materials used for walls, floors and roofs. The water content of various building materials differ so much that a simple rule of thumb is unworkable.

Note that the drying process is quickest in the beginning as the water content is very high when you start the process. As the RH-value decreases the overall dehumidification capacity will also decrease.

Guidelines for the drying process
When dehumidification is used to dry out buildings and materials the dehumidifier runs continuously. The relative humidity is gradually lowered allowing further evaporation from the damp materials in the room. The amount of evaporation depends on the temperature of the room, the materials and the humidity of the air.

One of the advantages of condense drying is that the drying process is stable and gentle. If time is not of the essence the optimum dehumidification process is achieved by maintaining a stable condition of 20°C and approximately 40% RH in the room. This way you maintain a perfect balance between the dry air in the building and humid building materials, avoiding surface drying and cavitation as well as damage to pre-dried materials such as parquet floors.

Add heat if necessary, but keep in mind that forcing the drying process might be harmful. There is a risk of surface drying and cavitation, with only surfaces being dried, whereas a lot of humidity remains within cavities inside the wall. This prolongs the drying period as the humidity will not easily penetrate the dry surface. Surface drying also involves the risk of cracks appearing in the surfaces of walls, ceilings and floors.

It is important that the room/building is as sealed as possible. Also make sure that the building is well protected against rain and snow. You need to ventilate while painting inside the building, but remember to seal the room or building properly when it is empty. Also remember to avoid pre-dried materials absorbing water because of open windows.

If the air change inside the room is not controlled, then changing ambient temperatures and humidities make the process much more difficult to control. In the winter the cold outside air will normally contain a minimum of water and the humidity is not likely to increase much even if the air change is considerable. Energy consumption, however, will increase dramatically as you need to heat up the cold incoming air. In the summer the water content could be quite high and you will have to remove even more water from the building or locale if it is not sealed off adequately.

In most cases the humidity is concentrated in cellars and in areas where water is being used in the construction work going on i.e. painting, concrete mixing, etc. Set up your dehumidifiers at these positions where they can do most good.

ANSI/IICRC S500-2015 does not attempt to include exhaustive performance characteristics or standards for the manufacture or installation of structural components, materials and contents (personal property).

ANSI/IICRC S500-2015 Standard for Professional Water Damage Restoration is a procedural standard. It is based on reliable restoration principles, research and practical experience. In addition, there has been extensive consultation and information obtained from numerous sources. These sources include, but are not necessarily limited to the scientific community, international, national and regional trade associations serving the professional restoration industry, chemical formulators and equipment manufacturers, cleaning and restoration training schools, restoration service companies, the insurance industry, allied trades persons and others with specialized experience. It is subject to further revision as developments occur in technology, testing and processing procedures.

Wet Hardwood Floor

According the IICRC (Institute of Inspection Cleaning and Restoration Certification), which sets the standards for the cleaning industry and water damage restoration training, there are several different levels and classes involved in liquid destruction. From the IICRC’s S-500 standards,
3 categories  of  Water Damage
•    Category 1. This is liquid from a clean and sanitary source, such as faucets, toilet tanks, drinking fountains, etc. But, category one can quickly degrade into category two.
•    Category 2. This category of liquid used to be called grey water, and is described as having a level of contaminates that may cause illness or discomfort if ingested. Sources include dishwasher or washing machine overflows, flush from sink drains, and toilet overflow with some urine but not feces.
•    Category 3. This is the worst classification and is grossly unsanitary. It could cause severe illness or death if ingested. It used to be called black water, and sources include sewer backup, flooding from rivers or streams, toilet overflow with feces, and stagnant liquid that has begun to support bacterial growth.

4 Classes of Water Damage 

•    Class 1. The lowest and easiest to deal with, this has a slow evaporation rate. Only part of a room or area was affected, there is little or no wet carpet, and the moisture has only affected materials with a low permeance rate, such as plywood or concrete.
•    Class 2. With a fast evaporation rate, this level affects an entire room, carpeting, or cushioning, the wetness has wicked up the walls at least 12”, and there is moisture remaining in structural materials.
•    Class 3. This class has the fastest evaporation rate, and ceilings, walls, insulation, carpet and sub-floors are all saturated. The liquid may have come from overhead.
•    Class 4. This class is labeled as specialty drying situations, which means there has been enough liquid and time to saturate materials with very low permeance, such as hardwood, brick, or stone.

When ingested or respired, endotoxins can cause fever, changes in white blood cell counts, increased airway resistance, shock and even death. Psychrometry definitions:  Psychrometry – study of the relationship between air, humidity and temperature and their effect on various materials and comfort levels  Psychrometric chart – chart consisting of lines and curves that shows the relationship between air volume, temperature and relative humidity, and from which a variety of other information (specific humidity, dew point, vapor pressure, etc.) relating to drying may be determined  Dew point – the temperature at which humidity in air reaches saturation (100% RH) and will condense from that air to form condensation or “dew” on surfaces.  Evaporation – the process of changing a liquid to a vapor  Primary damage – damage sustained as a result of direct exposure with water.  Secondary damage – damage sustained from indirect or prolonged exposure to disaster contaminants  Relative Humidity (RH) – the amount of moisture in a given volume of air, expressed as a percentage of the total moisture holding capacity of that volume of air, at a given temperature. As temperature increases, humidity „relative‟ to the total air volume decreases; conversely, as temperature decreases, RH increases.  Humidity ratio (specific humidity) – the weight of suspended moisture in air expressed in grains per pound (gpp) of dry air (14 cubic feet of dry air equals one pound). 7000 grains of water vapor equals one pound of water. As specific humidity (humidity ratio) changes, there is a corresponding change in vapor pressure on the surrounding environment.  Grains of moisture per pound (gpp) – unit to measure specific humidity (humidity ratio), or the weight of moisture in air, expressed in grains per pound (gpp) of dry air.  Balanced drying – ideal drying situation in which the rate of evaporation is equal to or slightly less than the rate of dehumidification or ventilation.  Dehumidification / ventilation – reducing (exchanging) moisture content of air  Dry bulb temperature – temperature registered by a thermometer  Hygroscopic – material that readily absorbs and retains moisture or water vapor from air in an attempt to reach equilibrium.  Moisture content (MC) – weight or percentage of moisture in materials, as compared to the weight of oven-dried, like material. How To Tell If You Have Mold In Your Apartment Or Water Leak Damage Issues

Water damage restoration is something that many of us may need without realizing it. The common mistake here, is to assume that you don’t need water damage restoration until things get dramatic – until you have water bursting forth from a pipe or flood water slowly rising in your home. In these cases, you might be tempted to panic and to try and call water damage restoration companies just as soon as you’ve managed to stop the influx of water and the other causes of water damage.

In fact though, this is commonly not what water damage will look like. More often, you’ll find that water damage takes the form of a more gradual deterioration caused by a leak or some kind of standing water. This is the kind of damage that leads to your home deteriorating without you even realizing. It might cause sanitization issues, it’s not very energy efficient and it can lead to mold, structural issues and all manner of other problems and other causes of water damage.

So what are these common, often undetected, causes of water damage and mold? Read on and we will look at the biggest culprits.

Flat Roofs

A flat roof in theory should be just as ‘good’ as a sloped roof but when things start going wrong, it can create a host of new problems that others just don’t.

Normally, in order to work properly, a flat roof should have a slight gradient to it. In other words, despite the name, flat roofs are not normally actually flat. A flat roof then is very slightly convex and that’s how it is able to gradually cause water to run off of it and into your gutters.

The problem though, is that this slight slope can sometimes be undermined by various issues or it can deteriorate and slightly give way to create a genuinely flat or even concave shaped roof.

One way this can happen for example is if leaves, branches and debris should build up on your roof. This can create enough weight in order to apply pressure to the weakest point of the flat roof, thus causing it to collapse inward slightly. Thus, all water will now pool on the top of the roof instead of running off of it.

Another issue is that cold weather can create what are known as ‘ice dams’. Here, you have a normal puddle on your roof that usually would run off of it like any other water. The problem is that the edges of the puddle then freeze due to the cold weather and this actually is enough to trap the water in place. The ice literally forms a dam because water will generally freeze at the edges first.

In either scenario, you now have standing water on your roof which can be one of the causes of water damage and mold to form on the ceiling and the roof itself and which can cause a crack and a leak in your ceiling. Over time this damage can become more and more extensive, leading you to need water damage restoration.

Gutters

Another common culprit when it comes to the causes of water damage is the gutter system. Normally, your gutters have the job of directing water away from your roof and away from your building more generally as it runs off the edges. This will work fine though until the gutters become blocked with debris such as leaves and branches and thus another dam forms.

Now the water will begin to overflow over the edges of the gutters and thus start running down the side of the house. You can spot this by looking at the paint on your walls – are there dirty water marks from rainwater that’s flooded out of the gutters?

This same problem can also be one of the causes of water damage in other ways. For instance, if there should be a crack or a hole in your gutter, then the water will leak down the side of the building even when there isn’t heavy rain.

Again, either scenario means that your walls are now going to be perpetually wet which can lead them to deteriorate and which can be one of the causes of water damage to spread. Worse though, the water might start building up around the base of your home where it can lead to more severe water damage such as basement leaks or mold.

Leaking Pipes

If you have a leaking pipe then this can often lead to destructive water damage in your home without your even being aware. The problem here is that the water can leak in a loft or a under your floor boards and might just be a very subtle dripping. Thus it never gets extensive enough for you to notice but you nevertheless have constant dampness which leads to water damage and black mold.

What causes leaking pipes? There are actually a number of things. For instance, if your water is the wrong level of acidity, then this doesn’t allow for the formation of a film on the inside of copper pipes. Ultimately this causes them to become dissolved. When it’s very cold, this can also sometimes cause problems with pipes as they may be prone to freezing over (in fact any sudden temperature change can be a problem). Sometimes it can be as simple as rust setting in or a valve or tap not being properly turned off.

How do you know if you have leaking pipes if you can’t see the water damage? One sign might be from your taps – if your water is discolored (brown or yellowish), or if the water pressure seems low, then this might point to a leak.

 Meantime,Anthony Pieri, a water damage and mold remediator at  Drytech Restoration Services , a Philadelphia-based property damage restoration company, reports his company deals with newer buildings with mold problems more than older ones. “We respond to plenty of leaks and occurences in old and new buildings,” he says, “but I think we do more mold remediation in newer buildings.”

The reason: “Newer buildings don’t breathe as much, and if there is some kind of leak or water damage, mold can grow,” says Gross. Older buildings have fewer materials that are “food for mold.” Engineered flooring, sheetrock, and processed materials are “junk food for mold,”

Top 3 sources of mold

Anthony  says there are three main scenarios for the proliferation of mold in new and old  apartments,:

•  Leaks from another apartmentPipe breaks and water overflows can soak your ceiling and walls from above, or seep into your floors and walls from the side. The most common offender: Plastic water supply lines to sinks and toilets, which newer buildings tend to use more. (Tip: Copper, which older buildings tend to use, in addition to galvanized steel, almost never leaks..

Treatment: If, for example, your upstairs neighbor’s toilet or shower overflows into one room of your apartment, your ceiling and walls would be affected. Professional water remediation—which involves drying out area behind the wall to prevent mold—costs about $1,200-$4,000. That process takes about 3 to 10 days and includes extracting the standing water with specialty equipment, making holes in the wall to ventilate the wall cavities and injecting dry air in cavities, possibly pulling down a light fixture to get air into the ceiling, cleaning and treating all surfaces with an antimicrobial agent, and setting up specialty drying equipment.

Expect the fee to run between $8,000 to $15,000 for a full mold remediation. And since many insurance policies carrying mold exclusion these days (more on that below), you may wind up paying for all of this yourself.

 Clogged PTAC units. These all-in-one heating-and-cooling units, located radiator-style against the wall, are a huge blind spot for  apartment owners in newer buildings, who tend not to realize that these units require twice yearly maintenance and that as the owner of the apartment, it’s their responsibility, . “If you rent in a condo, your landlord (the unit owner) is responsible for maintenance,”. “If you are in a rental building then the landlord is responsible for it, but in those cases there is usually a building-wide maintenance contract. The blind spot is the ‘amateur landlord’ (person who buys a condo for investment and then rents it out),” .  

 Broken washing machine hose“We get a lot of   these,” says Anthony Pieri . “When you buy a washing machine, even the fancy ones, they install them with inexpensive rubber hoses—those are the ones that break, as opposed to the less-than-$30 stainless-steel-wrapped hoses you can buy at Home Depot that almost never leak.”

Treatment: “If we come in right away after the leak is caught, we’ll vent the wall cavities, pull the base moldings off, drill holes and get air movement into the wall cavities to dry them,” says Anthony.

For one room, he says, the cost is around $1,200 to $5,000. If mold has already set in, a full scale remediation would entail removing the flooring and base moldings, cutting the sheetrock walls up two feet around the perimeter of the room, then treating as described below. How to tell whether you have mold in your apartment 

Can you smell mold?
Generally, if mold is present, you will know. The best testing kits are your eyes and nose. Even if mold is not visible (behind a wall, for instance) its signature mustysmell will likely give it away. Mold spores will not grow without moisture, so control and prevention depend on eliminating moisture.
Why does black mold grow on walls?
Mould is caused by a fungus which likes to grow cold, dark and damp conditions, particularly in areas which are poorly ventilated or not adequately heated in winter.Mould often appears on surfaces in your home like walls, ceilings and carpets. It might look like a stain, smudge or discoloration.
Can mold be purple?
Mold can appear in various colors including black, white, gray-green, or grayish-brown. Sometimes the mold that grows behind vinyl wallpaper can look pinkish-purple or even orange.

So how do you know if you have a problem? It’s not always obvious, says Anthony Pieri from Drytech Restoration Services.

  • Water damage: You’ll probably notice water damage and staining before you notice any signs of mold, because mold tends to grow faster inside the wall than on the surface. That’s why it’s important to address any moisture problems quickly.

  • Odor:  One of the first signs that mold might be present is a wet, musty smell or the smell of moldy, wet building materials. These indicate a moisture problem that can lead to mold; it doesn’t necessarily mean you have mold.

  • Spots:  Black, gray, green or brown spotting. Only testing can prove whether or not it’s mold, but if you see spotting on a surface like sheetrock that is or was wet, it’s worth testing, says Gross.

  • Health problems: Respiratory reactions including asthma are most common, though mold sensitivity can also cause headaches and skin rashes. Some people have symptoms immediately; for others, it develops over time.  Note that not all types of mold cause health problems; to identify which type you have, an industrial hygienist will need to collect a sample for testing.

Anatomy of a full-scale mold remediation Service 

Full-scale mold remediations in apartments typically cost around $8,000 to $15,000,says Anthony. Unless your insurance excludes mold, which many policies do, it will be covered if caused by a “covered event” like a pipe break or overflow from next door.

“Mold is usually limited or excluded” from insurance policies

To understand why your handyman isn’t perhaps the best person for the job of removing mold, here’s Anthonys rundown of what goes into a full-scale mold remediation:

  1. Containment of the work area: “Mold is a living organism and when you disturb it kicks off spores into the air, so we seal off the work area by building a tent of poly sheeting around it to prevent cross contamination.”

  2. Negative pressure of the work area:  “We exhaust the work area through HEPA filtration usually to the outdoors. That basically puts the area in a vacuum—the negative pressure prevents mold spores from migrating out of the work area into the rest of the apartment while we’re working.”

  3. Removal of contaminated materials: “It’s more of a surgical removal than a demolition. We don’t use sledgehammers—we use knives and spray bottles to wet down the material. The debris we create is bagged in poly bags taped shut and the exterior has to be vacuumed to prevent cross-contamination. Surfaces that can’t be removed, like a concrete slab, have to be cleaned and if there is evidence of contamination, have to be encapsulated in an antimicrobial sealant, like a primer.”

  4. Cleaning: “We assume the entire work area is now contaminated.  All surfaces must be cleaned in a three-step process—HEPA vacuuming, damp wipe and HEPA vacuuming—sometimes called the HEPA sandwich.  We also scrub the air—air is filtered over and over again through HEPA filtration, at least four air exchanges per hour for 12-24 hours.”

  5. Post-remediation verification: “An industrial hygienist will come in and take air samples of the work area, the area beside the work area and the outdoors to compare them to each other and to pre-remediation tests if any to determine that the mold levels in the work are have returned to normal.”

If you are think you have mold, you may want to contact an environmental consultant (certified industrial hygienist) to take air samples, perform a survey and devise a clean-up plan. Beware of remediation companies that offer ‘mold fogging’ or filling wall cavities with spray foam rather than removal of the contaminants.

“Remember that it’s illegal for a company to do both remediation and testing,” says Anthony Pieri. “You always want an independent third party, preferably an industrial hygienist, to perform air testing.

Property Damage? Insurance Policy Holder’s Beware: “Do Preferred Vendors Really Work For The Home Owner Or Insurance Companies”

Some restoration business owners were made or broken by what is referred to as a ‘preferred vendor list’ created by large property insurance companies They  are able to portray continued worth to their franchisees. Being an insurance company’s ‘preferred vendor’ means a large quantity of restoration work for the vendor, but what does it mean for the policy holder?

First, we need to examine a typical water damage or flood damage restoration claim situation. In the past, a homeowner/policy holder would call their insurance claim line or agent if they discovered a water damage emergency. At this point they would typically be referred to a ‘preferred vendor’ to do the emergency water extraction and drying out of the property. The term ‘preferred vendor’ is intended to make the property owner trust, and therefore use, said vendor for the restoration work. It is also purposely left unclear that the homeowner can hire whomever they would like to perform the work in their home.

Property restoration companies work for the homeowner and not for the insurance companies. All insurance property restoration is held to an industry standard set by the Institute of Inspection Cleaning and Restoration Certification (IICRC) or Clean Trust and all related work is expected to be done in accordance to the standards set forth. All insurance restoration is also held to standardized pricing. This is to ensure that credible business are all held to the same quality standard of work and charge the homeowners the same amount for the same services.

To become a ‘preferred vendor’ with one of the large insurance companies, you have to agree to work off a discounted price list or agree to set a limit to drying time in return for a large volume of work. This becomes appealing to restoration business owners who no longer need to spend as much marketing themselves. By sacrificing some of their margin for a higher quantity of work, they are now able to make more money.
This is where the questions of ethics arise: If any restoration business owner, is receiving most, if not all, of your leads from preferred vendor list calls do you REALLY work for the homeowner? Or do you bend to the whim of the insurance company to avoid biting the hand that feeds them? If a restoration business owner is guaranteeing not to charge the insurance company after a set amount of time for drying the structure, what do you do when they reach that limit and the structure is still wet? Do they continue to work, essentially for free? Or do you leave the property wet and move on to the next job? How are they really helping the policy holder cut future costs?

The public is becoming more informed and starting to see through this process that benefits the insurance company and not the homeowner.

This is a service that involves going into a home or business after a wet disaster, such as flood, burst pipes, or snow destruction, and not just cleaning up the mess, but actually drying and repairing the substructures that high volumes of moisture will affect, such as plaster and drywall, wood, concrete, and metal. Mold is a concern, of course, but there can be many other problems related to moisture damage; crumbling drywall and plaster, weakening beams and supports, rusting metal surfaces, and more. If the moisture is left to sit long enough, it will eventually bring the house to ruin. By having professional water damage restoration training, a cleaning crew will be able to properly assess the situation and devise the best plan for repair.                     

According the IICRC (Institute of Inspection Cleaning and Restoration Certification), which sets the standards for the cleaning industry and water damage restoration training, there are several different levels and classes involved in liquid destruction. From the IICRC’s S-500 standards, there are three categories describing the type of liquid involved.

•    Category 1. This is liquid from a clean and sanitary source, such as faucets, toilet tanks, drinking fountains, etc. But, category one can quickly degrade into category two.
•    Category 2. This category of liquid used to be called grey water, and is described as having a level of contaminates that may cause illness or discomfort if ingested. Sources include dishwasher or washing machine overflows, flush from sink drains, and toilet overflow with some urine but not feces.
•    Category 3. This is the worst classification and is grossly unsanitary. It could cause severe illness or death if ingested. It used to be called black water, and sources include sewer backup, flooding from rivers or streams, toilet overflow with feces, and stagnant liquid that has begun to support bacterial growth.

Next are the classes of destruction.

•    Class 1. The lowest and easiest to deal with, this has a slow evaporation rate. Only part of a room or area was affected, there is little or no wet carpet, and the moisture has only affected materials with a low permeance rate, such as plywood or concrete.
•    Class 2. With a fast evaporation rate, this level affects an entire room, carpeting, or cushioning, the wetness has wicked up the walls at least 12”, and there is moisture remaining in structural materials.
•    Class 3. This class has the fastest evaporation rate, and ceilings, walls, insulation, carpet and sub-floors are all saturated. The liquid may have come from overhead.
•    Class 4. This class is labeled as specialty drying situations, which means there has been enough liquid and time to saturate materials with very low permeance, such as hardwood, brick, or stone.

Fortunately, homeinsurance typically covers unexpected burst pipes and the water damage that results, according to the Insurance Information Institute. However, you won’t be covered if the damage results from a slow leak that went unfixed for months.
